Buyer FAQ

Buying a home in the San Fernando Valley comes with a lot of questions. This page answers the ones buyers ask Daniel most: what you can afford, how down payments work, how the process unfolds, what to check at an open house, how to make a strong offer, and what closing costs really are. Run your own numbers with the Home Affordability Calculator below.

How much home can I afford?

A quick pre-approval conversation sets a clear budget before you look at a single house. Start with the affordability calculator on this page for a rough range, then get pre-approved with a lender so your number is real and sellers take your offer seriously. Daniel can connect you with lenders he trusts.

Do I need a down payment?

Most buyers put something down, but how much depends on the loan program. Conventional loans usually expect the most, FHA loans allow a smaller down payment, and a VA loan can mean no down payment at all for eligible veterans. Daniel explains the options plainly and helps you pick the one that fits your situation.

How does the buying process work?

The process runs from offer to close in steps: get pre-approved, define your must-haves, tour with a strategy, make a strong offer, handle the inspection and loan, then close. Daniel manages the whole timeline, from paperwork and deadlines to the appraisal, so escrow closes when it should.

What should I look for at open houses?

Cosmetic details like paint, flooring, and light fixtures are easy fixes, so do not let them steal your attention. Real issues live in the structure: water stains on ceilings or under cabinets, cracks in the foundation, roof age and condition, and grading that points water toward the house. Ask about the age of the roof, HVAC, and water heater, and take photos.

How do I make a strong offer?

A strong offer is about more than price: pre-approval, terms, and timing matter to sellers. Daniel builds every offer on real comparable sales so you compete in the Valley market without overpaying, and he structures terms that are attractive to sellers while protecting you. Knowing your walk-away number in advance keeps emotion out of the negotiation.

What are closing costs?

Closing costs are the one-time fees you pay at the end of escrow: lender fees, title and escrow charges, appraisal and inspection, recording fees, and prepaid property taxes and insurance. They add up to a few percent of the purchase price, and they are separate from your down payment. Daniel reviews the estimated costs line by line before anything is signed, so there are no surprises.
